
Process
Architectural design is an iterative process with multiple design stages that start with sketches and lead to a set of detailed technical documents suitable for a builder. Before we start a project we discuss with you the brief, the budget, and the timeframe. Each project is different and we tailor the design process to align with the requirements of your project. This may mean condensed design stages for smaller or simpler projects, or include additional steps for feasibility studies or masterplans. We provide a proposal that outlines the proposed process for your project, what additional engineering or other expertise may be required, and the associated design costs.
Below is a brief description of the common stages during the design and building process.
At the start we gather and analyse key information about the site and project. This may involve obtaining information held by the local council, copies of the title, and reviewing planning zone requirements and legal considerations. We may also need to have the site surveyed or existing buildings measured to accurately define the site. External consultants may be required to complete surveys, test ground conditions, or undertake investigations of an existing building. The degree of analysis and type of information that is gathered is different for each project.
We also use this time to write a return brief with our understanding of the project and your requirements.
The Concept Design stage is where the project begins to take shape visually and spatially. It translates the brief into initial design ideas that explore form, function, and feasibility. This stage sets the creative direction and establishes the foundation for all subsequent design phases. The design ideas are presented in the form of plans, images, and 3d walkthroughs and initial concept design may include 1 or more options. A preferred concept design is then selected.
This phase begins by developing the preferred concept with more detail focusing on spatial relationships, materials, and integrating initial engineering inputs. This also allows a review for cost alignment. From there, the design continues to be refined into a coordinated representation of the project, incorporating architectural, structural, and building services elements. This provides the last major opportunity to refine the overall nature of the project before applying for a Resource Consent (if nessesary) and moving into detailed documentation and construction stages.
This phase can be further split into a Preliminary and Developed Design stages depending on the complexity and requirements.
The Detailed Design stage transforms the Developed Design into a fully documented package suitable for building consent, tendering, and construction. It involves producing technical drawings, specifications, and compliance documentation. This stage ensures that every component of the building is clearly defined and coordinated across all disciplines.
Before a construction contract is in place we assist in a tender process where one or more builders will submit prices for completing the work. We assist in gathering tender prices, provide a recommendation, and assisting with contract negotiations
During construction, we provide observation services to ensure the works align with the design documents. This includes regular site visits, attending site meetings, reviewing contractor queries, and monitoring quality and compliance with specifications. We can also complete contract administration where we assess payment claims while maintaining accurate records of decisions and instructions, including variations. In larger projects this process may involve a separate project manager and quantity surveyor. The stage concludes with conducting defect inspections, certifying practical completion, and supporting the client through handover of the completed project.
